If a customer orders an appraisal, there is the notion that the appraiser is being directly paid by the customer to provide a instructed valuation. Such appraisals are performed with the intention of the final value conclusion equaling the current sales price or other price as disclosed by the property owner (or buyer) to the appraiser.
